Landlord Fees – Management Service

All fees are deductible from the rent when collected.

Fully Managed Package – Advertisement and Set Up
Our fully managed service is tailored from the ground up to make your experience of being a landlord as hassle free as possible we will get the most suitable tenant to match your requirements. Our marketing package will include online advertisement, a marketing board, enquiry handling and accompanied viewings.

All legal documents are included, including the tenancy agreement, suitability references and a move in appointment with the tenant to get the documentation signed.

Monthly Management Fee
Our management fee includes collection and payment of rent received from the tenant, producing a statement for any accounting requirements, and dealing with all maintenance issues we can appoint one of our approved contractors to quote and remedy any issues. All deductions from rent and payment of service to third party contractors will also be handled by us (unless you say otherwise) saving you time and effort. Although unlikely chasing of non-payment, sending any documentation to the tenant regarding arrears will all be dealt by us at no extra charge.

Interim property Inspections
We recommend carrying out inspections every 3 months, you will get one free included in your management pack every 6 months that’s on us. Additional inspections are as follows:

Gas Safety
By law, a gas safety certificate must be issued every 12 months. We will remind and arrange renewal of this for you annually.

Energy Performance Certificate
There must be an EPC for the property that has been issued within the last 10 years. If not don’t worry we can get an accredited assessor that will supply one that will last you for the next decade!

Inventory (Ingoing & Outgoing)
In England and Wales, if you rent any home under an Assured Shorthold Tenancy agreement (AST) which commenced after 6 April 2007, a landlord must place a deposit in one of the tenancy deposit protection (TDP) schemes.

An independent inventory will offer additional security in the event of a dispute arising between both parties.

Management Transferal
A new tenancy agreement will be supplied, and the deposit will be transferred to our deposit scheme.

Deposit Protection Scheme
We will hold the deposit (bond) with the Deposit Protection Service (DPS) and arrange all relevant paperwork. We can also tailor the service to another scheme if required.

If a tenant does not respond to a claim on the bond, we will submit the required statutory declaration to the DPS with any required paperwork and have it witnessed by an appointed solicitor.

Tenant Fees

Holding Deposit
A deposit equal to one week’s rent will be taken to reserve the property.
The deposit is then counted as part of the first month’s rent when the first monthly payment is Payable. In the event of referencing failing due to misinformation supplied by the applicant or a withdrawal without reason the deposit will be non-refundable.
Deposit / Security Bond
A deposit will be payable and held with “The DPS”.
Rent Arrears
All evidence anIn the event of a tenant falling into arrears with their rental payments, a charge of 3% above the Bank of England base rate will be charged as per the Tenancy agreement.d correspondence to the tenant will be dealt with by ourselves
Lost Keys
Locks may not be added or changed without the prior written agreement of both Parties unless the changes are made in compliance with the Act. We take measures to make sure our tenants are safeguarded against any incidents when losing keys. When a locksmith is required the tenant will be liable for charges incurred.
Early Termination
Tenants are liable to pay their rent for the duration of the tenancy agreement.
If the Tenant moves out prior to the natural expiration of their Agreement, a relet levy of £216.00 will be charged to the Tenant.
Call Out Charge
Any costs incurred by any missed pre-agreed contractor appointments will be payable by the Tenant.
